The Village of Maywood Board of Trustees voted unanimously on Feb. 16 to approve the conditional sale of two village-owned parcels — 1243 South 5th Avenue and 1 South 21st Avenue — for redevelopment. The approval requires that final redevelopment agreements and development conditions be presented to the board for final sign-off before any conveyance occurs.
The item drew debate before final approval. An initial motion by Trustees Booker and Sanchez to postpone consideration until the next board meeting failed on a 2–4 roll call, with Trustees Sanchez and Booker voting to postpone and the mayor and four trustees opposing. Trustee Brandon then moved to approve the sites for redevelopment; Trustee Jones seconded, and the board later amended the motion to require the staff-recommended redevelopment agreements and conditions return to the board for final approval. Village Attorney Michael Jurusik clarified the amendment’s scope, saying the sale would be “subject to the required Redevelopment Agreements and Development Conditions recommended by staff coming back to the Board for final approval as the motion.”
Angela Smith, the village's Business Development Coordinator, described the proposal as a commercial mixed-use redevelopment for the 5th Avenue frontage at 1243 South 5th Avenue and a single-family residential plan for 1 South 21st Avenue. Trustee Booker raised questions about plans for the surrounding village-owned properties; Mayor Edwenna Perkins asked staff to prepare additional responses concerning properties beyond the two parcels on the agenda.
The board’s approval carries conditions: staff must provide the required documentation and the recommended redevelopment agreements for board review. No conveyance or final developer agreement will occur until the board reviews and approves those documents. The vote to approve the sale was recorded as unanimous among the present board members.
