The Adelanto Planning Commission on April 16 approved Tentative Tract Map 20723, allowing a 10‑acre parcel south of Seneca Road and east of Raccoon Road to be subdivided into 44 single‑family lots.
Planner Christian Espinosa presented the proposal and told commissioners the project is subject to CEQA and that an initial study and mitigated negative declaration (IS/MND) was circulated for public review from March 11 through April 10. Espinosa said staff recommended adoption of Resolution P25‑09 adopting the IS/MND and approving the tentative map subject to conditions of approval.
Beau Cooper, entitlement director with United Engineering Group, identified himself in the meeting and said his client, the Core Group, is the property owner and will pursue a builder partner when ready. “We have reviewed all conditions of approval. We have no comments or objections,” Cooper said.
Chair Wagner moved to adopt the mitigated negative declaration and approve TTM 20723; the motion was seconded and recorded as passing in the transcript (recorded as “Passes 50”). The vote was logged in the public record as carried and the commission closed the public hearing.
Why it matters: The map clears the path for future residential development in a part of Adelanto that staff described as consistent with surrounding single‑family residential zoning. No homebuilding is proposed at this stage; the approval authorizes the subdivision and establishes conditions future development must meet.
