Council approves conditional use permit, variance for Horizon Real Estate auto sales at Jarvis Court

Planning staff presented a conditional use permit and setback-variance request from Horizon Real Estate to allow limited motor-vehicle sales at 1790 Jarvis Court East, a site currently used for vehicle repair and maintenance.
Staff member Ms. Parr told the council the site is zoned for light manufacturing and said vehicle-sales and repair uses are compatible with the corridor; the proposal would display no more than 12 vehicles and retain existing parking and circulation. "They’re not planning on exceeding 12 vehicles for sale at any given time in that lot," Ms. Parr said.
Staff and the Planning Commission recommended approval after outreach to properties within 500 feet (no opposed comments were received). Council approved the conditional use permit and the requested setback variance by voice vote.
No immediate physical changes to the building were proposed; staff said any exterior work would return for required approvals and that the site’s existing operating history supported the request.
The council welcomed the business to Maplewood and approved conditions of the permit and variance as outlined in staff materials.
