The Village of Germantown Plan Commission on March 9 approved six text amendments to the building and zoning codes proposed by the Community Development Department. Staff described the changes as primarily clarifications and administrative updates that address operational issues encountered over the past year.
Key approved amendments: (1) move property record maintenance fee schedule from code table to village board resolution; (2) clarify building permit validity and reissuance procedures (12‑month permit life and 50% reissuance fee); (3) expand and make occupancy bond amounts subject to resolution (removing a fixed $20,000 amount and broadening applicability to all nonresidential structures); (4) allow taller fences (up to 10 feet) in side and rear yards abutting US‑41; (5) clarify monument sign height/area calculations for properties with elevation differences and expand eligible zoning districts for larger monument signs; and (6) add three conditional uses to the M‑1 Limited Industrial District (construction contracting offices/shops with screened outdoor storage, sports and performance training facilities, and animal training/day care) with required screening/buffering language for outdoor storage.
Staff said the changes were intended to simplify administration, bring code language in line with recent practices, and create clearer standards for screening and site plan review. The public hearing on the amendments produced no speakers and the commission adopted the package as presented. The board will implement the fee and bond schedules by subsequent resolution where indicated in the amended code language.
