Staff said the proposal would increase the home’s floor area to about 5,692 square feet (near the maximum allowed) and add additional bedrooms. Designer Alex Volodarski said the house has substantial foundations and that the project team has addressed slope stability and other structural issues; he explained roof‑form changes (hip to gable in places) intended to increase headroom in rear additions.
Commissioners raised repeated concerns about the proposed roof forms (several argued hip roofs would better match the existing house), oversized window openings and inconsistent mullion/trim treatment, and the proposed long shallow standing‑seam metal roof in one rear location. Multiple commissioners said they could support variances for setbacks and height but requested clearer, more consistent detailing and better‑organized drawing sets.
Chair Lowenthal moved to bring the project to action with the variances as presented; Commissioner Schmid seconded. The motion passed 7‑0. The commission noted the comments to which they expect the applicant and staff to respond during the action hearing.
