The Planning Commission reviewed a proposal for first and second‑story additions and a proposed junior accessory dwelling unit (JADU) at 1519 Bernal Avenue and voted to send the application to the design‑review consultant for additional refinement.
Staff outlined the scope: additions would increase floor area toward the maximum allowed and convert part of the main floor into a JADU. The applicant explained the JADU plan and noted the design includes a bay window and replacement windows; the team acknowledged an omitted bay‑window detail in the elevations and said they would update the drawings.
Several commissioners said the proposed new openings are too large without mullions and that some roof choices (standing‑seam metal on a shallow slope) and material changes feel inconsistent with the neighborhood fabric. Multiple commissioners recommended reworking window proportions, trim details and roof forms; one commissioner called for a clearer, more readable set of drawings and 3‑D renderings for complex roof geometry.
Commissioner Schmidt moved to send the project to the design‑review consultant with the feedback provided; Commissioner Cammarado seconded. The motion passed 7‑0. The item will return after consultant review and applicant revisions.
