Planning commission approves design changes at 475 And A Half Rollins Road

The Burlingame Planning Commission on Dec. 9 approved a design‑review amendment for as‑built changes at 475 And A Half Rollins Road.

Planning staff described the application as an amendment to a project originally approved in May 2019. Brad Goncal of Goncal Architecture, the applicant’s representative, told the commission the changes include projecting fins around three second‑floor southwest windows, wrapping Trespa paneling around the lower‑level corners, and applying a gray integral‑color cementitious plaster and metallic‑gray paint to doors and windows to better reflect the original design intent.

Commissioners asked about a possible awning over a lower rear doorway and whether to add fins on a northwest window that is largely obscured by a neighboring redwood tree. Goncal said the owners preferred to keep direct light into the great room and that the northwest window is mostly invisible to neighbors; the team therefore omitted a fin there to avoid a detail that would collect tree debris.

Several commissioners said the proposed fins and the smooth concrete‑color stucco address prior concerns and add appropriate depth; one commissioner clarified the proposed fins measure roughly four inches in projection. Commissioner Schmid moved to approve the changes as proposed; Commissioner Seay seconded. The motion carried on a roll‑call vote, 7‑0.

The commission’s action is appealable to the City Council within 10 days and must be appealed in writing with the standard fee.
