DLR Group designers presented prototypical 'pod' classroom layouts, multipurpose buildings with roll‑up stage doors and site‑specific elements (amphitheater at Rosedale; tree‑ring design at Chapman; STEM nodes at Parkview). Staff said the prototypical approach reduces cost and speeds construction by repeating structural and mechanical systems across campuses.
Board members asked several technical questions about operations and maintenance, particularly custodial spaces, mop sinks and floor drains and the placement of custodial closets near restrooms. DLR and facilities staff said those details will be refined in the design-development phase over the next two months and fully specified in construction documents submitted to DSA.
The schedule presented shows an 18‑month construction window for each school, with Rosedale earliest (anticipated start Jan. 2027), Chapman next (March 2028 start) and Parkview last (beginning 2030). Architects said the schedule depends on DSA approval timelines and bond‑series cash flow.
Board member comments praised the student‑friendly features showcased in the McManus prototype and indicated support for the phased approach that keeps campuses operational during construction. The board’s vote to approve the schematics was unanimous.
