On March 17 the Select Board approved changes to the town’s planning and subdivision fee schedule intended to better cover review costs, the town manager said.
The manager explained the change responds to repeated multi-step reviews that currently leave the town absorbing staff and third-party costs. She said minor subdivisions (four lots and under) have historically generated multiple reviews with little fee recovery; the proposed structure adds a sketch-plan fee and raises per-lot and revision fees so the town can at least break even on reviews.
The approved package (as recommended and moved at the meeting) includes: increase of the general conditional-use fee to $150; for minor subdivisions, a sketch-plan review fee of $150, a final-plan fee of $90 per lot and a $250 fee for revisions; for major subdivisions (five lots and above), sketch-plan $150, preliminary plan $250 plus $100 per lot, final plan $250 plus $100 per lot, and $250 per revision. The manager said building fees are not changing at this time.
A board member moved and seconded the fee changes and the motion carried after brief discussion. The manager said the town will implement the new fees and notify applicants and the planning board of the revised schedule.
