Natchitoches Parish Commission members approved five subdivision plats and related land-use actions at a meeting, greenlighting surveys and splits for properties ranging from 0.52 to 39 acres and reapproving one plat pending missing signatures and agency clearances, the Chair said.
The approvals covered applications by Pete Wardell, Joshua Smith, Charles Smith, Sequeria Scott and Sierra Bush. The Clerk introduced each exhibit and the Chair moved or supported motions to approve after commissioners confirmed required signatures from the state health office and the local water district, or in one case that such signatures were outstanding and would be obtained before final recording.
Exhibit 1: Pete Wardell — The commission considered a survey and subdivision of a 4-acre parcel (parcel 0050003750) at 154 Buster Lewis Road, zoned IA. "It appears to meet all the standards and have the signatures," the Chair said, and moved to approve; the motion passed on a roll call with affirmative votes recorded.
Exhibit 2: Joshua Smith — Commissioners reviewed an 18.4-acre parcel (0010154800) at 193 Bobby Cooper Road, zoned IA. The Chair noted the property lacked direct road frontage but had access via an easement; after a motion and a second the commission approved the plat by roll call.
Exhibit 3: Charles Smith — The commission reviewed two tracts in the village of Natchez (parcels 0095013550 and 0095023151) with access to Louisiana Highway 1. The Chair observed the driveways cross a railroad track but confirmed required signoffs from the health office and waterworks district; the plat was approved following the motion and roll-call vote.
Exhibit 4: Sequeria Scott — The commission examined a 1.5-acre donation plat (0040063000) with addresses listed on Catholic Lane in Clarence. The Chair said the commission did not have the physical plat and that the owner’s signature remained outstanding; he moved to reapprove the plat pending receipt of the owner’s signature and the outstanding agency signoffs. Commissioners voted to pass that reapproval conditionally.
Exhibit 5: Sierra Bush — Commissioners considered a 39-acre subdivision (00600578008) in Township 9 North, Range 9 West with no listed street address. The Chair described the two tracts and a 60-foot lane providing access. With state health and water district signatures present, the commission approved the plat on roll call.
No land-district zoning amendments, variances or preliminary hearings were scheduled, and no public hearings were held. The Chair closed the meeting after a motion to adjourn passed. The Chair told attendees that the finalized, signed plats would be available for pickup and recording at the DuBois office and that a certified copy should be returned to the parish office for completion of the record.
The meeting record shows each plat was moved and seconded and passed by roll-call votes during the session; where documentary or owner signatures were missing the commission reapproved the plat conditionally pending those signatures.
