The Albany City Planning Board approved a conditional use permit (CUP‑2026‑7) for 581 Clinton Avenue in April 2026, permitting JBT Solutions LLC to convert the building’s lower level into a studio apartment.
Architect Danny Sanders presented the revised design, saying the “studio apartment as shown meets the natural light and ventilation requirements for a living space.” Board members probed whether a labeled rear room would remain storage and whether egress and trash handling met code; the applicant answered that the rear room is tenant storage (not living space), that two backdoors provide egress, and that trash staging will be on the side or rear of the building.
Staff recommended approval after reviewing square footage, frontage and code requirements; the project was referred to county planning and deferred to local consideration. Following presentation and questions, the board moved to approve the CUP; the motion passed by unanimous voice vote.
The permit was approved without conditions beyond standard technical clearances noted by staff; the applicant should coordinate final permit paperwork and any required certificates of appropriateness and utility signoffs before building permits are issued.
