Jason Ledden of Snyder & Associates described the lot as conditional C-2 in East Pointe Plat 8, bordered by a private drive to the north and single‑family residences to the south. He noted the Board of Adjustment on April 8 granted a variance reducing the front‑yard setback from 50 feet to 30 feet, which "will allow the building to be further from the residential lots," he said. Community Development Director John Shaw confirmed the zoning and variance details.
Councilmember Duer moved approval of the site plan subject to legal review. The council approved the motion; the roll call vote was recorded as 3-0-1 with Councilmember Stewart abstaining. No public comments were recorded at the hearing.
The approval allows the project to proceed to the next steps of permitting and final design subject to legal review noted at the council meeting.
