Council approves 3‑lot commercial plat at Curtis and Kuna‑More Roads

The Kuna City Council voted to approve Case 25‑03‑CPF, a combined preliminary and final plat for about 3.6 acres in an M‑1 (light industrial) zone at the southwest corner of Curtis Road and Kuna‑More Road.
Senior planner Troy Beheunen summarized staff review, saying the application meets Kuna City Code, Idaho statutes and the comprehensive plan; the commission recommended approval. Troy told the council the site will be divided into three commercial lots and staff recommended conditions in their memo.
Applicant Jeff Hatch of Hatch Design Architecture said the project will initially develop two of the three lots as flex industrial buildings, accessed from Curtis Road, and that Lot 1 (fronting Kuna‑More/Curtis) will remain as it is until a future development plan is proposed. Hatch said the team is coordinating frontage design with ACHD and that uses could include a gas station or light industrial and flex space consistent with the M‑1 zone.
Council members asked about allowed uses under M‑1 zoning and whether the lots would support retail typical of Main Street; Troy and Hatch explained M‑1 supports light manufacturing, flex space and some commercial uses but not traditional Main Street retail.
No members of the public signed up to testify. After closing the public hearing, the council moved, seconded and approved the plat on a voice vote.
Staff will finalize conditions in the approval and the applicant will proceed with building permits and any necessary frontage work with ACHD.
