The East Consolidated Zoning Board voted to recommend approval of a final development plan and a conditional use permit for a contractor office and outdoor storage located in the Metcalf 211 Industrial Park, a roughly 6-acre site at West 210th Street and Metcalf Avenue.
Michelle Linder of county planning staff described the proposal as a contractor shop and office with outdoor storage for materials and equipment and said the final development plan is generally consistent with the previously approved preliminary plan. "Staff does recommend approval of the final development plan for contractor shop and office and conditional use permit for outdoor storage subject to the stipulations outlined in the staff report," Linder said; staff recommended a 10‑year term for the CUP.
Dan Finn, civil engineer with Phelps Engineering, and Jeff Gatton, owner/operator of Jag Excavation, attended for the applicant and answered technical questions from the board about fuel tanks, electrical transformers and phasing. Finn said fuel tanks will be above ground with containment systems meeting state regulations and that transformer siting is being coordinated with the power company.
A board member moved to recommend approval; the motion was seconded and carried unanimously. Planning staff will present the recommendation to the Board of County Commissioners at its May 14 meeting in the county administration hearing room.
The recommendation includes the stipulations recorded in the planning staff report, including the 10‑year CUP term and standard construction and safety conditions.
