Zoning board approves amended lot-coverage variance for 564 Ashwood Road after engineer review

The Springfield Township Zoning Board of Adjustment voted Oct. 21 to amend a prior lot-coverage approval to allow a patio and associated hardscape at 564 Ashwood Road to occupy 41.8% of the lot.
Jeff Tiger, the applicant, told the board he had originally received approval for 77 square feet of lot coverage in 2005 and that subsequent approvals and construction led to an increase. Tiger described additional patio work and an installed drainage system consisting of a perforated pipe wrapped in crushed stone, roughly 48 linear feet and about 3½ feet deep, placed around the patio to collect and infiltrate stormwater. “The drainage covers all three parts … the perforated pipe of 48 feet of linear will more than handle the drainage,” Tiger said.
Board staff and members inspected site materials and discussed measurements. A staff member confirmed the drainage volume accounted for the previous approvals plus the current increment and described the installed solution as a linear stone-filled trench with perforated pipe immediately around the patio. Board members questioned the incremental lot-coverage change and noted the applicable limits in the zoning schedule; a member summarized that the coverage increased from about 40.8% to 41.8% and that the property’s zoning district has much lower nominal percentages.
After discussion about whether the drainage would prevent runoff to neighbors, a motion to amend the prior approval to allow 41.8% lot coverage for the plan was made, seconded and approved. One member voted no; the motion carried.
The board recorded the amendment as relief for the additional incremental lot coverage and accepted the drainage measures as mitigation. The permittee was advised to follow the plans as presented and to coordinate any further inspections with town staff. The board’s next meeting is scheduled for Nov. 10, 2025.
