The move clears legal lot boundaries so bond‑funded additions and site improvements can proceed on roughly 21.05 acres, staff said.
City planning staff told the commission the site is already developed and public infrastructure exists, making a one‑step plat appropriate. “This plat itself is fairly easy. It's a rectangle,” a city planning staff member said, explaining the plat does not create additional developable lots but unifies the campus for upcoming construction.
Staff recommended approval with conditions requiring final engineering and drainage plan sign‑offs, acquisition of utility and drainage easements (including relocations tied to an electric utility and a waterline), and completion of a deed transfer of a parking‑lot parcel along Augusta Avenue so the owner certification on the plat will show only the school district. Staff told the commission the city will draft deed language and work with the district to record ownership changes and required easements before final filing with the Butler County Register of Deeds.
Officials said the district plans to begin construction on June 1 and urged expedited processing to avoid schedule delays. The commission voted to approve the plat with the staff‑recommended conditions; the motion carried.
Next steps include final engineering approvals, completion of easement documentation and title transfer, and recordation with Butler County. The approval authorizes filing the plat once the listed conditions are met.
