Bartlesville planning commission approves preliminary plat for Armstrong Bank site

The Bartlesville City Planning Commission voted unanimously to approve a preliminary plat for an approximately 7.06-acre site owned by Armstrong Bank at the southwest corner of Washington Boulevard and No Water (Nowata) Road.

Planning staff told commissioners the property is zoned C-3 with a PUD (C-3 PUD 1701) and that the proposed lot layout meets the bulk- and area-requirements of that zoning district. Staff noted that all lots will be served by public water and that sanitary sewer is available to all but one lot; that lot can be connected when it develops, staff said. "Staff is recommending approval of this preliminary plat," a planning staff member told the commission.

Commissioners moved and seconded the motion to approve the preliminary plat. The roll call recorded the following votes: Munkers—Aye; Kirkpatrick—Aye; Robles—Aye; Kolaw—Aye; Dossett—Aye; Chair—Aye. The motion passed unanimously.

Staff said the preliminary plat was submitted together with a proposed final plat; if the commission's approval stands, the final plat will be scheduled for city council consideration (staff noted April 6 on the presentation slides). The presentation included an aerial and utility map, and staff said existing easements will permit the sewer connection when Lot 1 develops.

The commission offered brief congratulations to the applicant, and the chair said he looks forward to seeing future infill development at the site.
