Summary
The board unanimously granted a variance allowing two wall signs (total ~106 sq ft where 70 sq ft is allowed) for a restaurant tenant at 16 Merchants Way, with the applicant noting ADR approval and the signs' nonilluminated design.
The Concord Zoning Board of Adjustment voted unanimously to grant a sign-area variance for a new restaurant at 16 Merchants Way in the Gateway Performance District.
Jason Fredette of Point Signs, representing Interchange Development LLC, asked the board to allow two wall signs of 53 square feet each (a combined ~106 sq ft) where the ordinance allows 70 square feet of frontage signage. "It's a fabricated aluminum painted white background. It does not light up," Fredette said while describing face-lit channel letters and a thin white outline visible in the rendering.
Fredette and a representative from Interchange Development explained the second sign would face Merchant's Way, improving visibility from nearby parking and forming an architectural anchor at the corner. The board reviewed site placement, confirmed the ADR (design review) board had approved the package, and asked for clarifications about elevation and orientation.
A motion to grant the variance under the cited sign-regulation subsections and RSA criteria passed unanimously. The chair announced the vote and the variance was recorded as granted.
The approval allows the restaurant (Aviva) to install the second wall sign as presented; any changes to the approved design or illumination would require further review or a new application.
