Harrison Township Zoning Board approves 95 sq ft Ace Hardware rooftop sign over neighbor objections

The Harrison Township Zoning Board of Appeals voted Feb. 11 to approve a variance allowing Ace Hardware to install a 95-square-foot rooftop sign at 25990 Crocker Blvd.
Bryan Saad, representing Ace Hardware, said the requested rooftop sign would face 16 Mile Road and that photos of a comparable rooftop sign at Nino Salvaggio in St. Clair Shores were shown to the board. Saad said the Ace sign “would look almost identical” to the example presented. Ace representative Samuel Backos also attended.
Neighbor William Vogan told the board there have been “issues in the past with signs shining light towards his home at night,” expressing concern about potential glare or nighttime illumination from a rooftop-mounted sign.
Board members discussed the hardship claim presented by the petitioner, including the point that a sign placed under strict interpretation of the ordinance would be approximately half the size of what Ace requested. Following that discussion, Robert Leonetti moved to approve the variance; David Bratto seconded. The roll-call vote recorded ayes from Leonetti, Bratto, Gleason, Oparka and Torp. The motion carried unanimously.
The minutes note that the petitioner provided photos and that lighting concerns were raised by a nearby resident; the board indicated the location facing 16 Mile Road and the size differential between permitted and requested signage as part of its rationale. No conditions or mitigation measures were recorded in the minutes.
