Board refers revised rezoning request for South River Road property back to Planning Commission

The Harrison Township Board of Trustees on June 23 voted to refer a revised rezoning request for property at 27430 South River Road back to the Planning Commission after the Planning Commission had unanimously recommended denial of the original request.
Planning Commission meeting minutes cited by the record show a motion by Mark Bacha, supported by Danielle Devlin, to recommend denial of Case #10-25-RZ (rezoning from General Commercial, GC, to RM-2 multiple-family residential) on multiple grounds: inconsistency with the Master Plan; lack of compatibility with site physical conditions and surrounding uses; and absence of evidence that permitted uses under current zoning would not provide a reasonable return on investment.
According to the board record, the applicant subsequently revised the rezoning request to R1-B (single-family residential) and indicated a plan to build two to three homes. Attorney Rosemary Davis recommended the Board send the revised request back to the Planning Commission for a recommendation on the new zoning classification. The Board followed that recommendation and voted to refer the applicant back to the Planning Commission.
The motion to refer was made by Treasurer Lawrence Tomenello and seconded by Trustee Brian Batkins; the minutes record the motion as carried. The Planning Commission will re-review the revised R1-B request and report back to the Board with a recommendation and, if required, public hearing outcomes.
