Summary
The Planning Commission tabled a special-land-use request by Huron Pointe Excavating after the applicant said it would limit operations to water-based activities and not store equipment on-site; the parcel's leased area is below the ordinance minimum lot size for the requested use.
The Harrison Township Planning Commission tabled a request from Huron Pointe Excavating for a special land use on North River Road after the applicant clarified changes to the proposed scope of activity.
Township Planner Adam Young said the property totals about 20,500 sq ft but that the applicant intends to lease 11,500 sq ft. Young noted the zoning ordinance requires a minimum lot size of 15,000 sq ft to establish the proposed use. Young described the proposal as a staging area for barge parking and loading and unloading activities related to marine construction.
Krystal Rausch of Huron Pointe Excavating told the commission the request is for a permanent use but that, because of setback constraints, the company will not install the proposed fence or dumpster and will not store equipment on-site; instead, the proposed use will be strictly water-based. Members of the public, including Jim Senstock and C. William Bardill, addressed the commission with concerns about the proposal.
Commissioner Tim Duncan moved to table the item until the applicant is ready to return with the narrowed scope and with responses to site-plan review topics raised by the planner; Mark Bacha seconded the motion and it carried. The commission did not hold the public hearing at this meeting.
