Board carries Share Alliance use variance and two homeowner applications to Oct. 21 for more information

The Springfield Township Board of Adjustment carried three applications Sept. 16 so applicants could provide additional documentation and operational details.

The board carried application 2025‑19 (80 Adams Terrace) at the applicant’s request; staff said carrying the item to Oct. 21, 2025 requires no further public notice or 200‑foot list. The board also carried application 2025‑15 (147 New Brook Lane), for which applicant Steven Schwartz had testified that proposed front steps and patio increased coverage by about 214 square feet; the board asked Schwartz to provide precise existing‑and‑proposed lot‑coverage calculations and a stormwater mitigation plan before the board can decide.

The board spent extensive time discussing application 2025‑18, a request by the Share Alliance to use space at 37 Church Mall as a scheduled, appointment‑based food distribution and community‑support program. Kristen Rubling Jass, a Share Alliance representative, described a model that would operate by appointment and partner with regional groups; Robert Hudak, the alliance planner, estimated a modest throughput and said the first months would be a limited, stress‑test model. Board members repeatedly raised concerns about traffic queuing on Church Mall, walk‑ups, parking and safety, and asked applicants to consult the Springfield Police Department and to return with a refined appointment and traffic‑management plan and a beta scheduling site.

Attorney Stephen Mervin requested the carry to Oct. 21 so the applicants can supply police comments, finalized operational rules (including maximum appointments per time slot) and a revised website scheduling interface; the board agreed and carried the matter without further notice.

All three items are scheduled for the Oct. 21 meeting. The board memorialized two earlier resolutions at the start of the meeting and adjourned after carrying the contested items.
