The Springfield Township Board of Adjustment voted Sept. 16 to approve a reauthorization of a rear‑yard setback variance for 27 Little Brook Road, allowing a 24‑by‑16 deck that applicants said is smaller than a prior approval.
Thomas Tewksbury and his wife, who were sworn before giving testimony, said the lot’s narrow width and an existing county easement limit reasonable alternatives and that nothing material had changed since the board’s December 2020 approval. “We really don’t have a reasonable alternative for this, based on those constraints,” Tewksbury said.
Neighbor Jason Kasler, who said he is a professional planner, told the board he supported the application and that the proposed deck is an improvement to the property and neighborhood. “They are seeking a smaller reduction in the size of their deck that you guys granted back when we were doing Zoom,” Kasler said.
Board members asked routine questions about the drawings and whether the plans will be signed and sealed by an architect for permit purposes; applicants said the contractor prepared the drawings and that they can provide architect signoff. After discussion, a board member moved to approve the request, another seconded and the motion passed unanimously.
The board’s approval reinstates relief similar to the previous variance but for a reduced footprint; the applicants and planning staff will proceed to the municipal permitting process as required.
