Staff said a 13‑lot plat (resubmittal of an originally approved plat) has been submitted and is under review. Another recent submittal is a 46‑lot preliminary plat west of State Route 225; staff flagged floodplain issues on that site. The Cherry Grove Lane final plat was presented as a 210‑lot proposal on roughly 40.92 acres adjacent to a market and a school; staff said developers are working in phases and securing water, sewer and road infrastructure.
On the I‑82 subarea, staff said the city must complete a cultural survey and a habitat assessment to meet Department of Ecology requirements. Staff also discussed a Department of Natural Resources (DNR) parcel — roughly 223 acres as described in the meeting — that may be made available for housing. Staff said private developers will bid to develop portions of that land, build the required public infrastructure, and have indicated plans to set aside land for a school and a park. During discussion staff cited different figures for the school parcel (one reference said 5.9 acres and another said 9 acres); staff noted the configuration and final acreage remain to be determined and will depend on subsequent agreements and assessments.
Staff said more information and public hearings will follow as plats advance through review and SEPA processes. Commissioners were reminded of upcoming deadlines and the department said it would bring additional materials as analyses (cultural, habitat, floodplain) are completed.
