Toll Brothers representatives told the committee they had prepared a traffic impact analysis (TIA) and a DOT concurrence letter and said they were willing to cap the projects density at 46 units to address council concerns. "We're willing to cap the density at 46," developer Michael Kane said, adding that DOT had required a left-turn lane into the site.
Several committee members cited safety concerns at a curve on West Georgia Road and questioned whether adding 40-plus homes would worsen conditions at an already congested stretch. "If you travel on that road, it's insane," one committee member said. Members asked staff and the developer to provide the TIA and confirm DOTs required improvements.
After discussion, the committee approved a motion to hold the docket and schedule a special P&D meeting in two weeks to review the developers TIA and DOT responses. The developer agreed to follow up and provide the traffic documentation to staff and committee members.
What next: The committee postponed a final decision pending the additional TIA documentation and DOT responses. Toll Brothers and county staff will provide the requested materials before the special meeting.
