"We are planning to completely remove what is there and have it all built... to go," Tomaino said, noting the new deck would be flushed to the house.
Board members asked about footings and construction materials; the applicants said they would build to code and that removal of two sheds and a hot tub previously reduced site coverage. Staff confirmed the remainder of the site remains compliant except for the rear setback and that proposed work otherwise meets standards.
After brief discussion, a motion to approve the application carried on a roll-call vote with board members voting in the affirmative. The approval is subject to the standard building-permit and inspection process.
