The Asweco Planning and Zoning Commission voted to recommend a major amendment to the planned unit development for 2832–2834 U.S. Route 34 (MJR Oswego, project 1265.25) to change the location and increase the size of two rear‑façade tenant signs, subject to a combined square‑footage cap.
Staff told the commission the petitioner proposed a 49.4‑sq‑ft Sherwin Williams rear sign and a 25.3‑sq‑ft Candy Cloud rear sign; under the UDO those rear signs would typically be limited to about 27.1 and 11.8 sq ft, respectively. Mr. Lind said staff supported the proposed locations but recommended a compromise modeled on an earlier permitted tenant (Bibby Bop): allow rear signage at a rate of 1 sq ft per linear foot of building facade and cap the total rear signage for the two tenants at 58.2 sq ft to be divided at the property owner's discretion.
Property owner Richard Silverman said his tenants had invested in the site and that a 11.8‑sq‑ft sign for Candy Cloud "is not even worth putting up a sign." Silverman and commissioners debated whether Sherwin Williams' blue backer should be included in the sign area calculation; staff reiterated that the code counts the backer as part of the sign area and that the proposed compromise would allow the owner to allocate the total square footage while keeping rear signage from becoming disproportionate along Route 34.
Commissioners asked for scale‑accurate renderings before the village board consideration so members could judge visual balance; staff said the petitioner would provide confirmatory renderings demonstrating the two signs combined would not exceed 58.2 sq ft. The commission then voted to recommend approval of the PUD amendment with the condition that the combined area of the two rear signs not exceed 58.2 square feet.
Staff noted the proposed rear signs would be among the larger rear‑façade signs along U.S. Route 34 and advised the village board to review renderings before final action.
