Regional Planning staff presented eight construction variances requested by Partner Land Corporation for the Belden Reserves development in Jackson Township. Jennifer Odey (Regional Planning/Sanitary Engineer) reported the Subdivision Engineer reviewed the requests and recommended approval.
The variances approved included: lack of integral curb and gutter; a different roadway width than the typical 14-foot-6-inch half-width (plans showed a 24-foot total roadway); reverse drainage directing water to the center of the road rather than positive drainage from the centerline to the curb; reduced cross slope on lawn strips (2.00% specified versus the 3/8-inch per foot standard); a single underdrain instead of underdrains on both sides; an underdrain detail that did not specify filter fabric; omission of sidewalks on both sides although typical rules would require them where lots are under specified sizes; and a reduced gravel base compared with multifamily standards.
Minutes note that sidewalks likely could not be added because there may not be enough right-of-way or building setback distance. Commissioners approved the variances by motion (Commissioner Alan Harold moved; Commissioner Bill Smith seconded) with a recorded 3-0 vote.
