The hearing examiner took up RZN24-000014, a continued rezoning request for 1513 Gleason Parkway. Chad Boiko, principal planner with the city’s planning division, said the roughly 28,938‑square‑foot, undeveloped parcel carries the commercial‑professional future land use designation and has been zoned professional office (P1) for over 30 years. The applicant asked to rezone the parcel from P1 to Commercial (C) to expand the range of allowable uses and attract development.
Boiko reviewed the rezoning standards: consistency with the comprehensive plan, compatibility with surrounding uses, scale and suitability of the site, and whether an alternative district would create fewer adverse impacts. Staff concluded the Commercial district is compatible with the CP future land use, compatible with neighboring commercial and residential patterns nearby (gas station/retail to the west, single‑family to the north across a canal, multifamily to the east), and that the site’s size limits likely intensity (no large traffic‑generating uses expected). Staff recommended approval of the rezone request.
The applicant indicated he incorporated the staff report and had no further testimony. The hearing examiner said she would recommend the rezoning go forward for City Council consideration and closed the hearing on that item.
Next steps: the examiner will issue a written recommendation for the City Council to consider.
