Campton Hills planning commission recommends approval of LaFox final plat

The Campton Hills Planning and Zoning Commission voted April 8 to recommend that the village’s corporate authorities approve the final plat for the LaFox at Campton Hills subdivision.

Patso, a representative of Chodine, told commissioners the document is being reviewed as a final plat for purposes of the plat act even though individual lot lines and final engineering will be supplied later in phases. The consultant said the orange area on the map will be recorded as a "master" Lot 1 when the plat is signed and filed with the county.

A presenter for the village explained HR Green reviewed the submission using the final-plat standard and noted the plat is a ministerial or intermediate step required to make the property eligible for a tax-increment financing (TIF) or redevelopment area; he said the plan "does not advance any development rights or provide any development entitlements." Commissioners discussed where HR Green’s village engineer certificate and any exception language would appear on the plat sheet before recording.

After discussion about phasing and a draft statement to accompany the village-board submittal, the commission moved to recommend approval to the corporate authorities. The commission recorded votes in favor from multiple commissioners and the motion carried by roll call.

Next steps: the commission will forward its recommendation, draft minutes and a brief explanatory statement to the village board; final plats for each phase and any required engineering will return for later review as they are prepared.
