Attorney Keith Moody presented an offer of proof on behalf of 842 Nichols Street LLC and said the application seeks a special exception to adaptively reuse the residential portion of the property. Moody said Steven Trainer, the applicant and sole member of 842 Nichols Street LLC, would testify that the residential portion is less than 30% of cumulative gross floor area and that the warehouse/storage portion is more than 70% of the combined buildings on the property.
Trainer, sworn as a witness, said the residential structure could be converted into two apartments (one three‑bedroom unit and one two‑bedroom unit) with adequate parking to be provided on the property. He testified that the warehouse use is primarily storage of dry supplies for his business and denied that chemicals or other hazardous materials are stored there. "No, sir — it's all dry supplies," Trainer answered when asked about hazardous materials.
The board recorded no opposition in the transcript, scheduled a workshop to review materials and said it would render a decision at its October meeting. The applicant was told a written copy of the decision will be sent by the zoning office after deliberations.
