The Flower Mound Planning & Zoning Commission approved the site plan for a permanent Fire Station 6 on a 6.64-acre parcel at the intersection of Canyon Falls Drive and Denton Creek Boulevard. The 21,458-square-foot building will house fire operations and a co-located police office, a community meeting room with up to 48 seats, a small library kiosk with reading pods and a trailhead with dedicated parking.
Planner/staff member (the project presenter) told commissioners the site plan preserves four specimen trees and meets the town's urban design standards. "All of those trees and including the 4 specimen trees are gonna be preserved," the presenter said, adding that the elevations comply with masonry and articulation standards used in nearby Canyon Falls development.
The town's fire chief said the station is designed for long-term growth, noting the facility will initially be staffed with five firefighters and that "we now have an ambulance at Station 6 as of September." He said the building is intended to serve the west side for decades and will eventually accommodate a battalion chief when budget and staffing allow.
Construction manager Dean Larson said a CMAR contractor has submitted a guaranteed maximum price that will go to town council on May 4; if approved, construction could begin within roughly 30 days and follow a 17-month schedule, targeting completion around October 2027.
The plan includes a total of 60 parking spaces (with seven dedicated to the trailhead), pedestrian access to the regional trail system and circulation for emergency vehicles via a median opening and left-turn lane. The presenter said the project required no exceptions or waivers and therefore remains before the Planning & Zoning Commission rather than being sent to council for further variances.
A motion to approve SP 20-522 (Fire Station 6) passed unanimously on the roll call: Commissioner Harris, Commissioner Gilmore, Vice Chair Hobbs, Commissioner Langley, Commissioner Getty and Commissioner Baik recorded "aye." The commission adjourned at 07:18.
The town will next consider the CMAR guaranteed maximum price at the May 4 council meeting; if approved, staff said construction would start shortly thereafter.
