Summary
The commission approved a seven-lot final plat at 1275 Highway 141 and granted conditional preliminary approval for a 21-lot subdivision on Stonehill Lane, subject to a $645,000 bond for roads, water and sewer and written sign-offs from road and water departments and state agencies.
The Hartsville-Triasdale Planning Commission approved a seven-lot final plat and conditionally approved a larger 21-lot subdivision, with conditions tied to infrastructure bonds and agency sign-offs.
Staff reported that the final plat for seven lots at 1275 Highway 141 met subdivision regulations; the commission approved that plat unanimously.
On the 21-lot Stonehill Lane project, reviewers reported a required bond amount of $645,000 to cover roads, water and sewer and other infrastructure. Staff said all engineering and civil plans must be recertified and that state and departmental sign-offs are required. Amanda recommended "a conditional approval setting the amount of $645,000 for that bond subject to those amounts being certified by the respective departments" and that stormwater/drainage plans and TDOT entrance permits be current. A motion to grant preliminary approval on those conditions passed unanimously.
Commissioners and reviewers discussed runoff, a designed detention pond, utility easements and the need for letters on official letterhead from the road and water departments before signatures on final approvals.
