Emmanuel Robinson, vice president of Brandywine Homes, described the project — which the applicant calls Presidio at Pacific Park — as a four‑acre development with 10 buildings, units sized roughly 1,300–1,800 square feet and a maximum building height of 36 feet. Robinson said the design preserves slopes comprising about half the site and that the developer worked with the property owners association (AVCA/Abacus) to record an amendment allowing residential use on the parcel. "We did get a majority of the property owners again within Pacific Park to approve the amendment that does allow residential," Robinson said.
