The Town of Castle Rock Board of Adjustment on March 9 approved a variance allowing an addition at 607 6th Street to encroach roughly 11 feet, 2.25 inches into the required 25‑foot rear setback. The board voted 4–0 to grant the Peach family’s request.
Tammy King summarized the proposal, noting the existing house was built in 1939 when current setback standards did not apply, and that the addition would align with the home’s present rear setback. King told the board the addition ‘‘will encroach 11 feet 2 and a quarter inches into that required rear setback’’ and that the project must subsequently receive Historic Preservation Board review for final approval. King said staff had received no calls of opposition.
An on‑site representative, Robert Akins, identified himself as the applicant for 607 6th Street and answered a question about distances to neighboring homes, saying neighboring lots are roughly 10–13 feet away from the proposed work. Vice Chair VanderMeer Jordan moved to approve the Peach family’s variance request based on demonstrated hardship; Board Member McAfee seconded. The board voted unanimously in favor.
King also advised the applicant that a written letter from the property owner authorizing Akins to appear on their behalf was required for the record. The board then moved to staff updates and adjournment.
