The Woodland Planning Commission approved a tentative parcel map (5266) on March 19 that subdivides a 10.8-acre industrial-flex property at 595 Northeast Street into two parcels.
Senior Planner Megan Meyer told the commission the proposal by Premier Real Estate Holdings LLC divides the site into Parcel A (5.031 acres) and Parcel B (5.733 acres). Meyer said the parcels meet applicable zoning setbacks and that the project qualifies for a CEQA exemption for the creation of four or fewer parcels. She also noted that one existing structure on Parcel A is slated for demolition to make way for a new 8,800-square-foot office/shop for the property's current tenant.
Ryan Sexton, regional construction and real estate manager for the applicant, said the split supports asset management and may facilitate eventual sale of a portion to a real estate investment trust after building and stabilizing improvements.
A motion to adopt the resolution approving tentative parcel map number 5266 was moved, seconded and carried by voice vote with no recorded opposition. Staff will proceed with the standard processing steps for the parcel map and applicable conditions of approval.
