Davidson County commissioners voted April 13 to approve a rezoning request in Arcadia Township that changes roughly 10.25 acres from RA3 (rural agricultural) to RM1 (medium-density residential), allowing the owner to subdivide about two residual acres for townhomes or stick-built homes while leaving an existing 10-space manufactured home park in place.
Planning staff (Mister Crook) presented the application on behalf of the applicant and recommended approval and adoption of a statement of consistency with the county land-development plan. The staff presentation noted the subject property is on the northeast side of Hickory Tree Road, about 400 feet southeast of the Hidden Creek Road intersection, and that RM1 zoning allows the applicant’s proposed use.
Applicant Jacob Wilkes, who identified himself as owner of J. Michael Homes and a local builder, told the board he lives nearby, builds 15–20 houses a year and planned to "clean that area up" and provide rental housing options. Wilkes said the existing manufactured-home park would remain at 10 spaces and the new units would be built on the residual acreage.
A commissioner moved to approve the rezoning and adopt the statement of consistency; another commissioner seconded and the board approved the request by voice vote. No roll-call tally was recorded in the meeting record.
Next steps: staff will finalize the rezoning paperwork and record the ordinance change per county procedures.
