Staff described the project scope: combining two existing tenant spaces, refinishing the front façade with cement plaster, manufactured concrete stone trim and manufactured stone veneer cladding, replacing awnings with a downlit metal canopy, and adding new aluminum and glass storefront doors. The proposal also adds an access to an existing warehouse from Lorton Avenue and includes alley access off Hatch Lane.
Architect Robert Medon said the design team took previous comments into account but kept the core design. Commissioners supported reuse of the building and suggested future opportunities for a signage or art wall to create a stronger pedestrian cue into the recessed entry. Commissioner Schmid and others said a blade sign or wall treatment could be added later through a sign permit or separate building permit process.
Commissioner Schmid moved to approve the project per the staff resolution; Commissioner Lowenthal seconded. The motion passed on a roll‑call vote, 4–0 (one commissioner absent). The decision is appealable to City Council within the standard 10‑day appeal period.
