The Franklin Township Zoning Board on Jan. 8 approved a rear-yard variance authorizing a 414-square-foot sunroom at 171 2nd Street. Applicant Grama Kumar Venkataraman said the rear-yard extension is needed because the lot is an irregular, trapezoidal shape; only a limited portion of the addition extends beyond the required setback.
Venkataraman described a raised, all-season sunroom that will replace an existing raised deck and blend with the home's walkout basement. "It's only about 12 feet that goes beyond the setback," he said, explaining most of the addition remains within the required yard.
Board members asked technical questions about the elevation, whether the existing deck would be incorporated, and how the structure would interface with the walkout basement. After a short public comment period with no speakers, a board member moved to grant the variance; the motion was seconded and the board voted in favor. The chairman congratulated the applicant and the board attorney noted the record reflects that the majority of the proposed sunroom is in compliance, with only a rear corner requiring the relief.
The board instructed staff to note permit timing and resolution filing procedures (applicant cannot apply for permits until the resolution is adopted and forwarded to the clerk). The applicant thanked the board.
