She said an adjacent commercial proposal known as "The SHOP" is expected as a two-part application (variance plus site design review) for an automotive use and that staff hope to place it on the April agenda if pending application materials are completed.
Larocque described a three-parcel partition for Phase 3 and Phase 4 of the Mill Pond Subdivision; the partition would divide an approved master-plan tract into three parcels to help each segment obtain funding and eventual further subdivision consistent with the master plan. On a separate item, staff described a variance request to allow a gravel surface in lieu of pavement for an open-storage site (Letman's / RB Storage) in the industrial zone; that application was listed as still on hold while applicants prepare modifications.
On an item raised by staff, Larocque said Commissioner Ramsey has gathered the necessary petition signatures for a public-right-of-way alley vacation; she said that petition is anticipated to go before the city council for a public hearing. Larocque also noted that another alley-vacation request had been withdrawn because the applicant could not obtain the required signatures.
Larocque said the city is also preparing a multi-part application to expand a city water treatment facility for the April hearing. She said staff will either see some items individually or as a package depending on applicant decisions and that some items may be withdrawn and resubmitted as packages.
No land-use approvals were adopted at the meeting; staff said formal public hearings and notices will be scheduled when applications are complete.
What happens next: individual applications will be posted to the April planning commission agenda or bundled for a future hearing; Ramsey's alley vacation will be scheduled before the city council.
