The Keene Planning and Zoning Commission recommended that City Council approve a rezoning request from Nathan Bowers of Ambition Group LLC to change a 9.27‑acre tract in the Jeremiah Williams survey from Agriculture (AG) to Single Family‑2 (SF‑2).
City staff explained the request would allow the property to be divided into four buildable lots that meet SF‑2 lot‑width and minimum lot size criteria. Staff noted the property currently lacks city sewer and therefore minimum lot sizes reflect septic requirements: "City water is across the street," staff said, "but no city sewer."
Mr. Bartels, introduced by staff as present for the application, said the applicant's goal is to provide affordable single‑family lots rather than a high‑density subdivision. "Our goal is to provide some... affordable housing tracts for new development for residential homes," Bartels said.
Following limited discussion and clarification about utilities and notice procedures, a commissioner moved to recommend approval of the AG to SF‑2 rezoning for the 9.27‑acre tract; the motion was seconded and carried by raised hands.
The commission transmitted its recommendation to City Council for final action; the City Council vote and any conditions were not recorded at the commission meeting.
