The Pottawattamie County Board of Supervisors unanimously approved a preliminary plat for the Loess Hills Acres subdivision in Lake Township on April 7, 2026.
Supervisor Susan Miller moved to approve Planning and Zoning Resolution No. 2026-02, which concurs with the county Planning and Zoning Commission (Case #SUB-2026-02) that the proposed preliminary plat meets the county’s subdivision requirements. Supervisor Jeff Jorgensen seconded the motion. The board recorded a roll call vote of AYES: Brian Shea, Tim Wichman, Susan Miller, Jeff Jorgensen and Keith Jones; the motion carried.
The resolution, read into the record at the meeting, states that the preliminary plat conforms to the Pottawattamie County Subdivision Ordinance (Chapters 9.01–9.30), the county Land Use Plan and Chapter 354 of the Code of Iowa. The document explicitly notes that the resolution does not constitute final acceptance of the plat. According to the resolution, the final plat must be submitted to the board for consideration only after completion of all required improvements and satisfaction of state and county requirements.
The board opened and closed a public hearing on the preliminary plat during the session before taking the vote. No formal conditions altering the resolution language were recorded in the board minutes; the action before the board was to concur with the Planning and Zoning Commission’s recommendation and to approve the preliminary plat as presented.
Planning and zoning staff will proceed with the steps required for final plat review, including verification that required improvements are completed and statutory requirements are met. The board’s approval advances the project to the next administrative stage but does not authorize recording of a final plat or allow conveyance of lots until final approval is granted.
