Owners'rep reports elevators on schedule, but ICB structural repairs still awaiting final design

Summary
Owners'representative Bill told the Infrastructure Committee and PBA advisory that the JJC elevator is on track for June 6, the annex elevator first turnover is targeted for May 25 with asbestos abatement to follow, and that ICB perimeter columns require further engineering before final pricing; the committees received the reports by voice vote.
Bill, the owner'representative, told the Infrastructure Committee and the Public Buildings Authority advisory that several building projects across Oklahoma County remain active but face discrete schedule and design issues.
"JJC elevator still on track for June 6," Bill said, adding that the court-clerk AHU drive motor remains outstanding. He said the Kone crew was not able to get to the courthouse last week but that work was rescheduled to begin the next day.
Bill described the annex elevator timeline: the first three units are set for turnover on May 25, after which asbestos abatement will begin on the second three units. "We're still looking for contractual completion, December 1," he said. At the Maryville Health Service facility, framing and drywall work continues and roofing is finishing; the project team has begun ordering FF&E and expects the project to finish by the end of the year, though schedule concerns remain.
The most complex issue is the ICB remodel. Bill said engineers have identified unique conditions at the building perimeter: "We have 18 columns at the perimeter, 6 floors, 108 segments," and no two columns are exactly the same. That variability means the engineer is finalizing common details before contractor Lingo will provide final pricing. Bill said the design issue has set the schedule back about a month.
On funding and deadlines, Bill said the American Rescue Plan Act (ARPA) portion of the work remains on track: "The ARPA portion will finish up on time," and while the ARPA completion date is still in November, he said the team expects to finish before then.
Committee members asked clarifying questions about third-party coordination for FF&E; Bill said the third-party (referred to in the meeting as CREO/Cree Oaks) has been responsive. After the presentation the committee moved to receive the owner's representative report; the motion carried on a voice vote.
Next steps: the owner'representative said engineers will finalize ICB details and Lingo will provide pricing prior to the next meeting; contractors are to proceed with scheduled turnovers and inspections where possible.
