Bluff P&Z discusses zoning-code revisions and reviews $500 zone-amendment fee

Commissioner Caitlin McLennan told the Bluff Planning & Zoning Commission on April 2 that she and Commissioner Marcia Hadenfeldt had begun researching assigned sections of the town’s zoning code; Commissioners Brian Whitney and Anne Brown planned to meet to review their portions.
Whitney said other towns, including Torrey, have simpler zoning frameworks. Commissioners discussed whether the P&Z should define applications and reviews by land use (for example, allowing routine changes to proceed through a permit process while retaining P&Z review for larger categories such as utility-scale industrial projects).
Chair Malia Collins said she had contacted property owners who inquired about zone changes. The commission reviewed the Zone Amendment Request Application, which presently carries a $500 fee; Erin Nelson said the amendment fee amount is being evaluated as part of proposed Master Fee Schedule changes and may be increased.
Commissioners discussed whether to open a broader opportunity for other properties to request zone changes if zoning types are altered, or to keep the current application-driven process. Zoning Code Review and continued discussion were placed on the next agenda. Four commissioners said they plan to attend an April 13 Utah League of Cities and Towns training in Monticello.
