The EDA voted to approve Resolution EDA 26021101 on the proposed sale of Lots 4 and 5 in the New Prague City industrial park to Aventus Investments LLC, with the board noting the purchase and development agreement now contemplates a single building rather than two separate structures.
Ken, the staff member presenting the item, said the earlier two agreements — which envisioned two buildings totaling 30,020 square feet — were reworked into one building “just a tad over 50,000 square feet” while keeping the sales price and the two principal tenants (Steelhead Outdoors and Guns R Us) intact. He told the board the EDA and city council approved the earlier agreements and that the resolution before the EDA includes language to void those prior agreements and to finalize the cancellation documents.
The Chair opened the public hearing and said no members of the public wished to speak; the Chair then moved to approve the resolution, a motion seconded by another board member. A roll call-style voice vote passed the resolution; Chair announced that Austin abstained from the vote and the motion carried.
Board members asked whether consolidating the lots would affect utilities and whether the proposed gun business raised public‑safety concerns. Ken said police staff had reviewed the proposal and expressed no immediate concern because the operation would be run as a warehouse rather than a retail storefront. “They’re not doing retail sales out of the building. It’s just a warehouse,” Ken said. He added that only one water and sewer service currently serves the two lots, so the lot combination would not change utility service, though vacating the recorded easement will require a separate council hearing.
The EDA’s approval forwards the agreement and the recommendation to the city council, which will consider the formal easement vacation and lot combination at its next meeting. If the council approves the easement vacation, staff said the project can move forward toward planning‑commission review and building permits.
