Summary
Hometown Coffee and Juice presented its concept to the Hinsdale Board and trustees advanced the proposed 11‑year lease (with two five‑year options) to a second reading; the proposed tenant would invest $1,250,000 in interior build‑out and start rent at $31 per square foot.
The board advanced a proposed lease to Hometown Coffee and Juice for space at the Brush Hill Train Station to a second reading after an owner presentation and discussion on lease terms.
Lou Rubin, founder and owner of Hometown Coffee and Juice, described the chain as an “all‑day, all‑age, everyday cafe” with existing locations on the North Shore and said the group planned a build‑out and community‑oriented operation in Hinsdale. Rubin said the company has four current locations and hopes to begin the Hinsdale build‑out promptly, aiming to open by the end of the year.
Trustees reviewed lease terms presented during the first read: an initial term of 11 years with two five‑year extension options; starting rent of $31 per square foot rising to $42 per square foot by the eleventh year; tenant responsibility for utilities and property taxes; rent abatement for up to two years tied to the interior build‑out schedule; and a reported $1,250,000 tenant investment in the space. Rubin said the tenant would try extended weekday evening hours (7 a.m. to 7 p.m. on weekdays and 7 a.m. to 5 p.m. on weekends) to serve commuters.
Trustees moved to advance the lease proposal to second reading, and staff indicated the item will return for final action at the next meeting. No final lease approval or vote occurred at this meeting.
