The Greenland Board of Selectmen approved a subdivision for 192 Bayside Road after an applicant presentation and a short public comment period.
Alex Ross, who said he prepared the plans submitted for the Wilbur property, told the board the proposal meets the town's frontage and contiguous upland requirements, and that wetlands on the rear of the parcel were delineated by a wetland scientist, Mark Jacobs. Ross said the plan preserves the existing house and driveway and creates a new lot with enough room for a future house. "We did find some wetlands out back," Ross said, adding the project team has reviewed town regulations and expects to meet erosion and drainage requirements.
In response to board questions, Ross said the sight-line calculations meet the town's half-foot standard and that the existing well on the parcel sits on the lot being created; a future owner could either use an easement to the existing well or install a new well on the new lot. He said the state would review well and septic plans during the building permit process.
The board accepted the subdivision application as complete and opened the matter to public comment. Pete Endress, a neighbor at 150 Bayside, said he supported the proposal, calling Jim Wilbur "a very supportive neighbor." A nearby neighbor expressed a brief concern about potential short-term aquifer disturbance from drilling but said the distances on the plan appeared adequate.
Selectman Heather Drescher moved to approve the subdivision according to the submitted plans dated 03/26/25 with a set of conditions recommended by staff and Mark (town staff), including: NHDS subdivision approval and number to be noted on the plan; lot numbers assigned by the assessor; full balance and granted (surety) set prior to recording; an erosion-control and drainage plan and analysis for disturbances greater than 5,000 square feet reviewed and approved per subdivision regulations section 5; Altus Engineering review of erosion-control documentation; and establishment of an escrow account with the building department before building permits are issued. The motion was seconded and approved by voice vote.
The approval follows standard procedural checks: the board confirmed sight-line compliance, reviewed wetlands delineation, and discussed options for the existing well. The board recorded no opposing votes during the voice vote.
