The Hendersonville Planning Commission approved a requested setback deviation for a Windstar Bay property at 107 Fairlake Court, allowing the owners to reduce the rear setback from 20 feet to 10 feet to accommodate a two-story addition that will include a therapy pool and sauna.
Lead planning staff Caitlin Shen described the request and noted the property lies within Windstar Bay Section 1A cluster development. “The applicants are seeking to reduce their rear setback from 20 feet to 10 feet to facilitate a new home addition,” Shen said, adding that the homeowner association has provided a letter of approval and that, if the commission approves, a three-page plat amendment will be submitted for review and recording.
Applicant Phil Bresson spoke briefly and answered commissioners’ questions; there were no public objections. Several commissioners expressed caution about routinely granting setback waivers but agreed this lot’s shape and orientation make this request appropriate. One commissioner cited a need for care in future waiver decisions after noting recent examples where waivers created neighbor conflicts.
A commissioner moved to approve the setback deviation; after a second, the commission voted electronically and the motion passed with nine yeses. Staff will process the plat amendment for recording.
