The Fernley City Council opened a public hearing on the Southwest Area Plan on June 4 but continued the item to the June 18 meeting after a noticing issue and a public comment raising concerns about a parcel’s land-use designation.
Clayton Trapp, speaking on behalf of a property owner for parcel 02027201 at Sage and Altra 95, urged the city to maintain the site’s commercial land-use designation. He said the parcel has been held for commercial use since 2007, that the owner paid annual property taxes, and that a land-use change would “undermine the property's current commercial zoning and marketability.” Trapp cited Nevada Revised Statutes chapter 278 and argued the city should consider reliance on prior approvals and economic impacts.
Planning Director Michelle Rambo clarified that the area plan does not change underlying zoning: “The plan does not change the underlying zoning, so they still have commercial zoning on that property,” she said, adding the land-use plan is an overlay that can be adjusted when a development application is taken.
Council voted 5–0 to table the hearing to the June 18 meeting so staff can renotice and provide additional opportunity for public comment and staff responses.
