Senior Planner Richard Munguia presented the request and the proposed site plan. Staff reported that the only opposition filed was from Marine Corps Air Station (MCAS) Yuma; the record does not include the substance of MCAS’s concerns. The board approved the rezoning with conditions requiring recorded avigation and schedule-for-development disclosure statements within 180 days and verification that lots will have irrigation access prior to development.
Performance conditions require the owner to split the property by land-division permit and to confirm irrigation access with the irrigation district before building. The approval applies to the specific site and requires the applicant to acquire all permits and fulfill recording requirements prior to development or within five years of the board’s action.
